Investment Associate – Real Estate & Corporate Finance
Our client, a leading investment and corporate finance advisory firm specializing in high-net-worth transactions, is seeking a skilled professional for a remote, part-time (30 hrs/week) independent contractor role, with the potential to transition to full-time. You’ll collaborate directly with senior leaders on complex real estate, M&A, and structured financing deals, focusing on financial modeling, deal underwriting, and transaction support. Compensation is $10-15/hour (or higher for exceptional candidates), with full CET working hours required.
The ideal candidate has 2+ years’ experience in investment banking, private equity, corporate finance, or transaction advisory, with proven expertise in building advanced financial models and analyzing single-asset real estate transactions and capital stacks. Familiarity with waterfall structures, mezzanine/preferred equity, and scenario analysis is essential. A strong finance credential (CFA or progress toward) and exposure to hospitality, entertainment, or F&B real estate are valued.

The Role
We’re seeking a high-caliber Investment Associate with strong investment banking–style financial modeling and valuation experience, particularly in real estate and structured transactions.
This is a hands-on, execution-focused role suited to someone who is analytically sharp, “plug-and-play,” and comfortable operating independently within an established deal framework. You’ll work closely with senior leadership and initially receive onboarding support from an outgoing analyst and the Executive Director / Co-CEO.
Role Details
Commitment: Part-Time (starting at ~30 hours/week), with potential to grow to full-time

What You’ll Do
Financial Modeling & Deal Execution (Core Focus)
Build and underwrite investment banking–level financial models, primarily single-asset real estate models
Analyze real estate assets, including:
Cash flows
P&Ls
DSCR and debt metrics
Sensitivity and scenario analysis
Structure and model complex capital stacks, including:
Senior debt
Mezzanine financing
Preferred equity
Waterfall structures
Transaction Support
Support transactions across:
Real estate acquisitions and refinancing
M&A transactions
Growth and expansion capital
Corporate financing
Evaluate deal viability, challenge assumptions, and stress-test scenarios
Prepare internal investment analyses and decision-support materials
Requirements (Must-Have)
2+ years’ experience in one or more of the following:
Investment banking
Private equity
Corporate finance
Transaction advisory
Strong, hands-on experience with:
Financial modeling
Valuation
Deal underwriting
Proven ability to model and understand:
Single-asset real estate transactions
Structured capital stacks, waterfalls, mezzanine and preferred equity
Strong financial intuition and commercial common sense — not just technical skill
Comfortable working in a fast-paced, high-expectation environment
Full availability during CET working hours
Nice-to-Haves (Strong Plus)
Direct real estate transaction experience
Exposure to hospitality, entertainment, or F&B real estate
Experience supporting UHNW or institutional clients
CFA or progress toward CFA (or similar finance credentials)
